The first step is always the hardest part when starting out as a new realtor, and knowing which doors to knock on or cold calls to make is no exception. The internet has made it easier than ever before to find potential clients and market your services online, but that doesn't mean all those people who sign up will actually become customers. There's still work to be done!

Here we'll explore some of the ways agents have found success at getting leads for themselves, whether they're just starting out or want to grow their business. We've also included our own tips for finding leads in real estate.

How do you get leads from KW command?

KW command (or the Knowledge Work Command) is an automated service provided by Zillow that allows agents to search through listings based on different criteria. Agents can use it to look for homes that fit certain requirements, like price range, number of bedrooms or square footage. It even lets them filter down to specific cities within a larger region.

There are two main ways to access KW command, one is directly via the website and the other is by using its mobile app. Both methods offer similar features so there isn't much difference between them, but if you'd rather stick with something familiar then go ahead and try the site. Just remember that once you click "Search" you won't see any results until someone else searches for the same thing. That means you don't have anything to show yet.

Once you do finally get a result, you can view more details about each listing such as the address, description, photos, etc., plus contact information for the seller. You can save the listing or share it with others. Once you create a saved listing, anyone searching for similar properties will be able to view it.

You can also set up alerts so that whenever someone searches for houses near you, you'll receive a notification email detailing the property. These emails can come in handy for showing homes to prospective buyers without having to call them straight away.

If you'd prefer to focus on the phone instead, Zillow offers another option called Find Your Next Move. Signing up for this program gives you access to a database of over 2 million active users across the US, Canada, UK, Australia, New Zealand, India, China, Singapore, and Malaysia. As long as you live in the country listed above, you should be able to enter your postal code and choose a city to begin searching for available housing.

Unfortunately, there aren't many options beyond browsing individual listings, but if you'd like to take things further you could consider using Zestimate, a tool developed by the company itself that helps you quickly estimate the value of a home given its size, location, age, style, amenities, floor plan, and condition.

It might sound complicated, but it's really simple to use. All you need to do is type in the address and hit Enter to get started. Then select the area you live in, the year the house was built, the style of the building, and the room count. After that, you simply input the numbers for the dimensions of each room (width x length), add them together, and divide by 1000 to give you the approximate total living space. Finally, adjust the estimated sale price accordingly.

The only downside here is that you can only compare prices against comparable properties in your immediate neighborhood. If you move outside of that radius, the estimates will change significantly. On the upside though, you can use the data collected to help figure out exactly how much you should charge per hour for your services.

Where do Realtors get most of their leads?

In order to succeed in the industry, you'll need to build relationships with other professionals, including real estate investors, mortgage lenders, title companies, tax preparers, contractors, insurance providers, attorneys, financial advisors, and more. Most of these businesses provide leads to agents because they either buy or sell homes on behalf of homeowners or developers, respectively. They often advertise on social media platforms like Facebook and Twitter, but many of them also run blogs and websites dedicated to helping consumers learn about buying and selling property.

When it comes to working with landlords, it's important that you keep track of their needs. For example, if you notice that a landlord seems interested in flipping his rental unit soon, you may want to inform him that you specialize in short-term rentals and would love to speak to him about providing a place for tenants during his next vacancy. He might appreciate being contacted sooner rather than later since he probably wouldn't feel comfortable leaving vacant units unoccupied while waiting for renters.

Another way to meet people in your field is through networking events. While attending local meetings hosted by professional groups is certainly worthwhile, remember that real estate agents belong to various associations throughout the United States. How do agents generate leads?

Most agents rely heavily upon referrals to attract new prospects. When you ask friends and family for recommendations, they usually refer you to someone they trust, which makes sense considering that word of mouth is considered to be the most effective form of advertising.

However, it's worth noting that asking people you don't personally know for advice is risky since you never know how honest they'll be with you. In fact, according to research conducted by Consumer Reports, nearly 80% of respondents said that personal experiences were the deciding factor when choosing a contractor or plumber. So unless you happen to know one of these individuals well enough to vouch for their reliability, you shouldn't expect too much.

On the flip side, however, it's always good practice to let your network know when you've landed a client and ask for feedback. By doing so, you'll gain invaluable insight into what works well and what doesn't, allowing you to improve your skills over time.

Of course, it goes without saying that using paid ads is also a great way to reach out to potential customers. Depending on how successful you are at optimizing your ad campaigns, you may decide to invest in Google AdWords or Facebook Ads.

If you're planning to spend money on marketing, make sure you pick a platform that aligns with your goals. Do you want to target specific demographics? Are you hoping to increase brand awareness among existing customers? How many leads do you hope to acquire? Will you be bidding on keywords or running display advertisements?

Finally, you may also want to consider joining online communities for your niche. Many of these sites allow you to participate in discussions about topics related to the industry, giving you plenty of opportunities to promote your expertise and earn the respect of your peers. To name a few examples, you can join forums hosted by NAR, REI, CCEE, and TREC.

How do Realtors get free leads?

As mentioned earlier, the Internet provides countless opportunities for agents to showcase their talents and build a following. One of the easiest places to start is Reddit, a community forum full of thousands of active subscribers eager to discuss everything under the sun. This includes questions about the latest trends in real estate, tips & tricks for improving your skills, and helpful hints for navigating the process of becoming a licensed broker.

While Reddit isn't technically a hub for connecting with actual clients, it does serve as a useful resource for learning how to land deals. In addition to posting job openings and general posts about sales techniques, you can submit requests for proposals that outline what you're willing to pay for particular tasks. Other redditors will respond with bids ranging from $1 to hundreds of dollars. Since you control the message, you can dictate the terms of the deal and ensure everyone involved gets what they deserve.

Similarly, Craigslist is another excellent source for gathering leads. Simply head over to the classified section of your chosen city and scroll through the postings. Be prepared to answer basic questions from strangers, but that's half the fun.

In fact, it's so hard that many people who want to go into this industry give up and take another job instead. But if you're willing to put in some work then there will always be plenty of opportunities out there to make money with real estate!

It all starts by knowing what kind of person is likely interested in buying or selling property. Knowing which type of client you should target means knowing how they'll react when contacted. So let's look at some tips on how to get leads as an agent.

How do you get leads as a real estate agent?

The good news about getting leads is that once you have them, you don't need much else to keep generating more business. You just need to know how to market yourself effectively enough that you can attract those potential buyers and sellers.

So here are some strategies we've found helpful for finding leads...

1) Contacting friends and family members directly

If you already know someone who might be interested in buying a home, ask them if they'd like help with their search. If not, consider asking other people you know if they would mind sharing their contact information with you. This could mean telling them about your skills and services, or simply offering to send over a flyer. It doesn't matter -- just make sure that you actually follow through and provide value to them before expecting anything back in return.

2) Using online advertising platforms

There are lots of places online where you can advertise your services without paying a cent (or even having to register). Sites such as Craigslist, Facebook Marketplace, Instagram, Reddit, Pinterest, Twitter, etc., offer great opportunities to reach large numbers of prospective customers. Just remember to stay professional and avoid spamming anyone.

3) Listening to radio ads

Many stations across the US run commercials during certain times of the day. The trick is figuring out when these times are. Some stations broadcast every hour while others only play advertisements between specific time slots. For example, "Your local AM/FM station broadcasts live music 24 hours a day." That sounds pretty cool right?! Well, maybe not! Unless you happen to listen to that particular station at 12pm everyday, you won't hear any commercial messages playing during that time. Instead, try listening to your local radio station at 3am and see what happens. I'm betting you'll hear something interesting!

4) Use social media networks

Social networking sites are fantastic tools for connecting with prospects and giving them access to information about you and your company. Many websites allow users to post content to their pages and share links via posts, comments, tweets, etc. These kinds of interactions create a lot of interest among website visitors.

5) Post flyers around town

If you live somewhere that has a high population density, putting up signs in public spaces may be a way to spread the word quickly. Be careful though because there's nothing worse than seeing a sign posted near a busy highway with no name attached to it. Try to include both the city and state names to ensure you aren't infringing upon anybody else's rights.

6) Write articles for publications

This method works well for writers, bloggers, photographers, and videographers. All you have to do is submit your article(s), photo(s) or video(s) to relevant publication websites and wait for a response. Usually, publishers accept submissions weekly and often respond within a few days. When you receive approval, you'll usually have a limited amount of time to write your piece and publish it before it disappears forever.

7) Create videos

Videos can become very popular nowadays thanks to things like YouTube, Periscope, Snapchat, Facebook Live, etc. With millions of views per day, creating and posting videos is easy and relatively inexpensive. Plus, since everyone loves watching funny cat videos, you'll probably get tons of viewers too!

8) Host events

Hosting events isn't difficult but it does require planning ahead and investing a little bit of cash. Most big cities have community centers and parks where you can host parties and concerts. They also typically charge fees to use their facilities, which makes hosting an event a worthwhile investment.

9) Run contests

Contests are fun and effective when used correctly. Offer prizes and incentives to increase participation rates and boost sales. Make sure you pick winners fairly and reward a variety of options rather than picking a single winner. You never know how much influence winning can have on your success!

10) Sign up for mailing lists

You can easily build a list of email addresses by signing up for newsletters and promotions sent by companies you deal with regularly. Don't worry though - nobody hates receiving emails! As long as you stick to sending useful promotional information, you'll soon develop a relationship with subscribers that allows you to continue making valuable offers in the future.

11) Ask questions

When meeting new people, ask open-ended questions to learn more about them. People love talking about themselves so feel free to probe further until you understand each other better. Once you feel comfortable, move onto more personal topics.

12) Take photos

Taking pictures gives you a chance to show off your personality and demonstrate your expertise. There are countless photography apps available for smartphones and tablets, allowing you to shoot images anywhere and upload them instantly. Even if you don't plan on using the image for marketing purposes, taking pictures helps establish rapport with potential clients. And trust me, after spending time together, you'll definitely want to hire him again!

13) Answer survey questions

Surveys are a simple yet powerful tool for learning about customer preferences. By answering questions related to products and services offered by businesses, you can gain insight into what consumers really think about different aspects of life. A quick Google search reveals scores of reputable companies that pay handsomely for the results of surveys completed by qualified individuals.

14) Attend conferences and trade shows

Attending industry events provides a unique opportunity to meet people who hold positions similar to yours. Networking with others in the same field allows you to discover possible partners and collaborators. And speaking of partnerships…

15) Partner with existing firms

Partnering with established players in your area allows you to tap into resources, experience, and connections needed to grow your practice. It also builds credibility with current customers and increases the likelihood of referrals.

16) Join associations

Joining organizations dedicated to helping homeowners achieve financial security is a smart idea. Membership dues cover costs associated with membership meetings, training sessions, seminars, workshops, etc. For instance, the International Home Buyers Alliance (IHBA) is a nonprofit organization comprised of thousands of real estate professionals focused on educating consumers about mortgage lending practices and providing support throughout the entire process of purchasing a home.

17) Work with referral sources

Referral sources are groups of people who act as intermediaries to connect you with potential clients. Referrals are extremely important for expanding your network because they bring you closer to others who are capable of recommending you to their own circle of acquaintances.

18) Get involved in communities

Community involvement takes many forms depending on your location. Local charities, schools, churches, clubs, sports teams, etc. welcome volunteers who donate their time and talent to raise awareness and funds for causes close to their hearts. Volunteering also creates strong bonds with residents that may eventually result in repeat visits and increased sales.

19) Become active in forums

Forums are online discussion boards where people exchange thoughts and opinions regarding various topics. Forums serve two main functions. First, they allow you to communicate with others who are interested in the same subjects as you. Second, they offer a place for experts in the fields of real estate, finance, insurance, law, accounting, etc. to teach you techniques and tactics you can apply later to enhance your own knowledge base.

20) Participate in auctions

Auctions are an excellent way to sell items that are either unwanted (like furniture, clothing, electronics, etc.) or collectibles (such as artworks, antiques, coins, vintage cars, wine bottles, etc.). To participate in auctions, you must complete a background check beforehand and agree to abide by auction house policies. Then, bid on items you believe you'd buy if given the chance. Afterward, keep track of bids and watch closely to determine whether you made a profit or lost money. Remember, auctions are risky investments so proceed cautiously!

How do you get your first lead as a real estate agent?

Getting your first few clients can feel like you're being pulled through quicksand -- everyone knows about it and nobody wants to help out because they don't know what to say or give away their precious time on. It's an awful feeling, but we've all been there before. The good news is that getting started isn't hard if you have some solid strategies behind you (which I'll explain below).

If you want to learn more about where to find leads, here are my favorite places to look for them.

How do top agents get leads?

There are many different ways to get leads. Some people will tell you it takes years of experience and tons of work to build up enough trust with potential buyers and sellers that they would recommend you over other agents. But even the most experienced agents need to stay ahead of the game sometimes. So how does one go about finding new business when they already have so much going on?

Here are my favorite methods for generating leads that won't break the bank:

1) Use social media sites such as Facebook, Twitter, Instagram, LinkedIn, YouTube, Google+ and Pinterest. You should use these platforms to communicate regularly with current customers and prospects, share helpful information, interact with others online, show off your knowledge, and ask questions that you think are relevant to your target audience. This helps create brand awareness and builds trust among your followers.

2) Join groups related to your niche or industry. These groups exist on every platform imaginable. They often have weekly live streams where experts discuss topics relating to the group members' interests. If nothing else, joining this type of forum shows interest in your field which could translate into future business opportunities. Most importantly, though, is learning from other professionals who may not sell houses themselves but still offer advice, tips, and tricks to those trying to become successful in their own right. For example, if you're interested in becoming a mortgage broker, join Mortgage Professional International and attend monthly educational webinars hosted by leading brokers across North America. Not only will you gain valuable insight from fellow students and mentors, but you'll also network with hundreds of individuals worldwide. That alone makes attending worthwhile!

3) Be active on forums dedicated to specific fields. Forums allow users to post content that has relevance to the community at large while allowing moderators to keep order within the forum itself. As long as you write posts that aren't spammy (i.e., no self-promotion), you probably won't run afoul of the rules. In addition to posting messages, you can participate in discussions and answer questions posed by other forum members. Many times, participating in these types of communities will garner you new connections, referrals, and testimonials that you can leverage later down the line.

4) Get involved in local events. Even if you're just starting out, chances are someone else in town is too. Local networking events can provide great exposure for your services and help you meet likeminded individuals. Make sure you prepare well beforehand and dress appropriately. Attending without any sort of agenda or connection will leave you open to awkward conversations and make you appear unprofessional. Also consider bringing along flyers or brochures to hand out during the event.

5) Attend tradeshows and expos. Tradeshows and exhibitions bring together companies and organizations with common goals, and they typically feature booths filled with products and services that appeal to consumers. By simply visiting each booth and taking notes, you can collect names of businesses that might be worth contacting later. And since you're likely unfamiliar with the brands represented, you can easily ask for introductions to the appropriate person(s) after the show ends.

6) Ask friends and family for recommendations. When you're starting out, it can seem daunting to approach strangers and introduce yourself. However, asking trusted sources for recommendations is a great way to begin building relationships. If a friend happens to mention a company or service provider that he or she likes, it doesn't take much effort for you to reach out and see whether you'd be able to assist him or her with his needs. Remember that word-of-mouth marketing remains one of the strongest forms of advertising today, especially if you're targeting the same demographic as your referral source. Don't worry about being pushy or annoying either; just state why you think your particular product or service meets your client's requirements better than anyone else out there.

7) Partner with established firms. There are plenty of ways to partner with existing agencies. A simple phone call or email introducing yourself can be all it takes. In fact, establishing partnerships with other companies can serve two purposes simultaneously. First, it allows you to demonstrate credibility to prospective clients. Second, you can turn around and refer clients back to your partnered firm when needed.

8) Contact government offices and associations. Government agencies and professional trade associations usually host special sales days focused on certain industries. Check websites periodically to determine dates and locations of upcoming events. Take advantage of these once-a-year opportunities to market yourself and your expertise.

9) Reach out to past clients. While it sounds counterintuitive, reaching out to former clients can actually produce results. Clients appreciate hearing directly from you rather than having to wait months for a followup request. Plus, they feel valued knowing that you remember them and took care of their problem.

10) Write articles. Writing articles can be extremely effective for both attracting attention and creating links. Whether you're writing blog entries, guest posts, press releases, infographics or anything else, publishing quality pieces can increase traffic to your website and boost rankings on search engines.

11) Advertise in newspapers. Newspapers are expensive, but they still carry weight in the minds of readers. People tend to read newspapers daily, and ads placed in them are likely to be seen by thousands of eyes. If you choose wisely, newspaper advertisements can cost less than $50 per day.

12) Promote via Craigslist. CraigsList offers a place for anyone to list items they wish to purchase or rent. Posting a unique listing can attract attention from other users, giving you a chance to showcase your skills and earn the respect of the crowd.

13) Host an open house. Open houses are an excellent opportunity to promote your services to homeowners seeking assistance with home improvements, property management, insurance claims, etc. To ensure success, plan several open houses throughout the year so that you can spread your name across multiple cities and suburbs.

14) Offer your services outside of traditional channels. Consider offering consultations or workshops outside of conventional markets. For instance, if you specialize in helping landlords manage tenants, try hosting a workshop for rental managers instead of focusing solely on residential properties. Or if you're knowledgeable about commercial leases, consider teaching classes on the subject.

15) Network at conferences and seminars. Conferences and seminars are perfect venues for meeting professional peers face-to-face and sharing insights. Most often, attendees at these events are eager to speak with newcomers, and it's easy to strike up small talk with acquaintances. Just be prepared to engage in conversation. Afterward, send thank you cards to all participants and include contact details in case they have additional questions or concerns.

16) Build strong relationships. Relationships are key to generating business. Always maintain cordial communication with colleagues, associates, vendors, contractors, and subcontractors. Never hesitate to return favors, including referring business, providing references, and volunteering to help another individual achieve his or her goals.

17) Create a newsletter. A regular newsletter keeps clients informed of major developments occurring in your practice area. It provides a convenient format for sending updates and announcements, and subscribers enjoy receiving personalized emails. Your newsletter can contain useful information regarding trends, hot issues, and general reminders.

18) Develop a presence on social networks. Social media is a powerful tool for connecting with new prospects and expanding your customer base. A quick glance at popular social networks like Facebook, Twitter, Instagram, Tumblr, YouTube, Reddit, Linkedin, Snapchat, and Pinterest demonstrates just how important these platforms are. Each brings its own set of benefits and challenges, but overall, they present a wealth of possibilities for promoting your business.

19) Participate in online discussion boards. Online forums and message boards allow users to connect virtually and engage in lively debate. Often, these types of outlets are used to exchange opinions on various subjects. Asking insightful questions and listening intently to others' responses can help foster meaningful relationships that last far beyond the confines of cyberspace.

20) Start blogging. Blogging gives you the freedom to express yourself creatively and professionally. With a bit of dedication, you can establish a reputation for high levels of professionalism and integrity. You'll develop a following of loyal fans who support your efforts and value your opinion.
