It's not uncommon for me to spend an hour or two each day browsing through the listings there -- just looking at them so I know if they're something I'd be excited to buy.

For some reason though, even after going through all the listings over time, when it comes down to actually making contact with someone who wants to sell their house (or invest in real estate), I've always struggled to get any meaningful results. Sure, you may catch someone who'd like to talk to you about what you have to offer but these are few and far between. What gives? How can I get better results than I am right now?

Then one of those prospects calls you because he had a bad experience working with another agent.
